Property Description

This independent living for older people housing scheme is within the popular city centre area in Rosemount.  The scheme benefits from a Scheme Manager's office who is onsite in the mornings Mon-Fri, an onsite laundry and a tenants lounge with kitchen that can be used by tenants and their visitors.  A guest bedroom is available for family members to stay as a low cost.

Please Note – the Service charge includes a heating charge of £26.94 per month which tenants must pay for directly to Castlehill Housing Association.

Our Independent Living Schemes in Aberdeenshire, Moray & Aberdeen City offers housing for older people in a safe and secure property with staff onsite to provide housing management services. These schemes promote independence with the capacity to sign post tenants to other services as their needs change to allow them to live independently in the home for as long as possible. 

Properties are self-contained flats or cottages designed to meet the requirements of people over 55 or with a medical or physical disability. 

Our schemes have Community Alarm systems so tenants can call for help in the event of an emergency.  When staff are not at the scheme, Community Alarm provide assistance. 

Properties may feature grab rails, level access showers, lower baths, and high-level electric sockets. All properties are accessible flatted properties are no higher than two floors or have a lift. 

Most schemes have communal facilities, and this can include a communal lounge, laundry facilities, and guest rooms.  Many schemes have an active social element for those who like to be involved. 

Important Information: 
Please be aware that the property may be currently occupied, and you should not directly approach anyone who may be living in the property.  You need to make sure that you are tenancy ready and have considered how you will pay your rent (which is payable in advance), your moving costs & how you will furnish and floor any property you are offered.   
Rent is payable from the start of a tenancy and payable in advance e.g. January's rent is due on or before 1st January.  Rent must be paid on the day of signing for the tenancy.  You will then be required to set-up a monthly rent payment, i.e. Direct Debit.  If you are in receipt of Housing Benefit or Universal Credit and cannot pay the full amount straight away, we can consider setting up an arrangement, but this must be discussed in advance.   
Council Tax, gas, electric bills are all the tenant’s responsibility and must be set up immediately with any meter readings provided to the supplier.  If this property includes a heating charge it is not eligible for Housing Benefit/Universal Credit.   
The property is let unfurnished and without flooring. You may be able to apply for advice/assistance with applications to the Scottish Welfare Fund if you do not have access to funds for furniture, floorcoverings, etc. 
The new tenant will be responsible for maintaining any garden and decorating the property throughout.

Alterations - Permissions for alterations is required e.g. a shed in garden.  You can request this from us.
